Sell Your Commercial Property in Broward and Palm Beach Counties
If you own a commercial building in Broward or Palm Beach County and you're thinking about selling, the first thing you probably want is an honest number. That's where I start. I'm Jonathan A. Chames, P.A., a Broker Associate with Epique Realty, working out of Fort Lauderdale, with 13+ years in commercial and luxury residential real estate. I also work with owners in Miami-Dade County.
I keep my roster small. You deal with me directly, not a junior associate. Whether you want a full marketing push or a quiet sale to one funded buyer, the first step is the same: a real look at your numbers.
How buyers will price your building
Most investors price income property the same way: net operating income divided by a cap rate. Here's a real example from my own current listing, Worknest Business Center at 201 Ohio Ave S in Live Oak, Florida. It's offered at $2,250,000 on in-place NOI of $185,572.57, which works out to about an 8.25% cap. That's a North Florida office building, not a Broward one, but buyers do the same math here. Clean numbers and a believable NOI do more for your price than anything else.
Office
Office buyers look at who your tenants are, how long the leases run, and whether rents step up. A strong anchor helps a lot. Worknest, for example, is anchored by Ameris Bank on an NN lease. Recent work such as new AC, updated restrooms, or remodeled suites belongs in the marketing too.
Retail
Retail buyers care about the anchor, traffic, parking, and lease terms. They also want to see how much of your operating cost tenants pay back. If most of your tenants are on rent-only leases, buyers will see that you carry the expenses and price that in. I'll help you present it clearly so buyers aren't guessing.
Industrial and warehouse
Owner-users and investors both buy warehouse space in Broward, and they want different things. Owner-users focus on clear height, loading, and access to I-95, I-595, and Port Everglades. Investors focus on the lease and the rent. Knowing which buyer fits your building shapes the whole sale.
Medical
Medical buyers check zoning for medical use, parking, plumbing, and build-out before almost anything else. If your building already supports medical tenants, that's a selling point and I'll lead with it.
Hotel and hospitality
Hotel buyers look at the trailing 12 months of occupancy, average daily rate and RevPAR, plus the franchise agreement and any property improvement plan (PIP) a new owner would inherit. If your hotel is flagged, I'll find out early what the brand needs for a transfer, so it doesn't stall the deal late.
How I market your property
There are two ways to go, and I'll give you the honest tradeoffs of each:
- A public listing on the commercial listing sites, for the widest reach.
- A confidential, off-market sale when you don't want tenants, staff, or competitors to know. No sign, no announcement, just qualified buyers.
Either way, buyers show proof of funds before they get the details. Tours are by appointment, and tenants are not contacted without your OK.
What you get as the owner
- A straight opinion of value, based on your actual numbers.
- A short list of what to gather first: rent roll, leases, two years of operating statements, tax and insurance bills, and permits.
- Buyers screened for proof of funds and, where it applies, 1031 exchange timing.
- A heads-up on what buyers will underwrite hard in Broward right now, especially insurance and property taxes after a sale.
- One point of contact from first call to closing.
Buying instead of selling?
I also represent buyers. Whether you're an investor looking for income property or a business owner who wants to buy your own building, I'll help you find the right property, run the numbers, and negotiate the deal. I specialize in 1031 exchange buyers. I've helped past exchange buyers identify the right replacement property within the 45-day identification window and their budget, and I know how tight those deadlines get.
FAQ
- How much is my commercial building worth?
- For income property, value usually comes from NOI and the cap rate buyers will accept. I'll review your rent roll and operating statements and give you a straight opinion of value.
- Can I sell without my tenants finding out?
- Yes. I handle confidential sales where the property is shown only to vetted buyers and tenants aren't contacted without your permission.
- What documents should I have ready?
- Your rent roll, leases, two years of operating statements, tax and insurance bills, and any permits. If something's missing, we'll work out how to fill the gap.
- Do you handle industrial and warehouse properties?
- Yes. I work with office, retail, industrial and warehouse, land, medical or healthcare, and hotel property.
- What areas do you cover?
- My office is in Fort Lauderdale and most of my work is in Broward and Palm Beach counties. I also work with owners in Miami-Dade.
- How do you make sure a buyer can actually close?
- Every serious buyer shows proof of funds or a lender pre-qualification before they see the details or make an offer.
